Caitlin Bevis, MAI
Caitlin believes that integrity is at the heart of this business and derives the most satisfaction when clients turn to her for her expert opinion and straightforward approach. She wades through the noise to deliver clear, actionable reports and does not shy away from tough conversations, particularly during times of market turbulence.
A Designated Member of the Appraisal Institute and licensed in over 17 states, Caitlin currently oversees all aspects of Breakpoint operations and is based in Boston.
She is well-versed in the valuation of CBD and suburban office, industrial, retail, and multifamily property types across the US and is proficient in ARGUS Enterprise (with a lingering soft spot for DYNA).
Caitlin is also active in the National Council of Real Estate Investment Fiduciaries (NCREIF) as part of the Valuation Committee. Her involvement has included both moderating and participating in panel discussions as well as contributing to the NCREIF Performance Report.
Outside of appraisal, Caitlin is a proud mother of two boys who serve as daily reminders to stay present and enjoy the moment. In that vein, Caitlin loves lounging by the pool with friends and family and is the happy beneficiary of her husband’s excellent vacation planning.
She and Joel are also active contributors to a number of philanthropic organizations, such as Our Neighbor’s Table, that support quality of life for all. Caitlin can often be found on the youth soccer field as a volunteer coach.

Drew Bevis
Drew approaches each and every appraisal as a unique opportunity to convey thoughtful, thorough results tailored to each of his clients’ needs. Focusing on clear and efficient communication, Drew delivers fair and reliable valuations his clients can trust.
Based in Boston, Drew focuses primarily on the appraisal of office and industrial assets for institutional clients across the Northeast and Mid-Atlantic markets. Drew has also been involved with the burgeoning and niche business of appraising cannabis cultivation and processing facilities as well as dispensaries.
With a background in the international education field developing curriculum and managing projects for New Globe Schools, Drew joined Breakpoint where he can showcase both his writing and analytical skills.
Drew lives in Boston with his wife, Anna. In his spare time, you can find him reading and writing at a coffee shop, on the golf course, or up in the White Mountains of New Hampshire in front of a warm fire with family and friends.

Joel Bevis
Known for his ability to source transaction capitalization rates and the inner workings of each deal, Joel brings unparalleled support to each appraisal, ensuring his valuations are sound and reliable. Clients appreciate his candor, and Joel thrives in the people part of this business.
As Breakpoint’s multifamily lead, Joel oversees the valuation of multifamily and mixed-use assets in both urban and suburban settings across the US. He personally focuses primarily on the East Coast, Mid-Atlantic, and Midwest markets.
Proficient in ARGUS Enterprise and having completed some 1,500 appraisals over 25 states, he is an experienced and pragmatic commercial real estate professional. With a Master’s Degree in Urban Planning and Policy, Joel has a keen interest in the relationship between people and place within the built environment.
A determined believer in working to live and not living to work, Joel’s interests are primarily hanging out with Sidney, Miles, and Cait. He also prefers the Celtics and Red Sox, oysters on the half shell, and black coffee … no cream, no sugar. A native Tennessean, Joel is a relatively content New Englander, where he can wear sweaters most of the year.

Crane Cantrell, MAI
As a seasoned institutional appraiser, Crane takes a proactive and high-touch approach to creating credible, accurate valuations. His process involves meticulously analyzing market data, conducting thorough property inspections, and engaging with key market participants to gain a comprehensive understanding of each asset.
Crane chose this career due to his fascination with the intricate factors influencing property values and the intellectual challenge of synthesizing complex information. His greatest satisfaction comes from delivering pragmatic, honest assessments that help clients make informed decisions in challenging market conditions. Clients describe him as empathetic, detail-oriented, and consistently reliable in providing valuable insights beyond just numbers.
Based in Jacksonville, Crane focuses on all asset classes across the Southeast.
Before joining Breakpoint, Crane was a Senior Manager at Altus Group and has spent over 13 years serving institutional clients across the spectrum of the appraisal, appraisal review, and appraisal management processes. During his tenure at Altus, Crane’s responsibilities ranged from training colleagues in the fine points of appraisal/ARGUS software, to consulting institutional clients, to the appraisal management process of ODCE and other institutional portfolios totaling more than $20 billion in assets under management. Crane’s institutional valuation knowledge of the four major food groups is not to be overshadowed by his extensive experience in the hospitality/resort and student housing sectors.
Outside of his career, Crane is a devoted family man with two energetic young sons who keep him constantly engaged and entertained. His family thrives in the outdoors, whether it’s locally at the beach, or hiking/camping in the mountains near his hometown of Highlands, North Carolina. Crane is particularly passionate about sharing his love for golf and fly fishing with his boys. He actively volunteers with local youth sports leagues and beach clean-up days along Jacksonville’s coast.

Susannah Cintron
Susannah’s attention to detail extends beyond the scope of the appraisal itself to client relationships where she is known for her forthright and highly responsive communications. Recognizing that no two assignments are the same, Susannah seeks to provide clients with well-researched and high-quality valuations, all while managing high-volume workflows. She was attracted to a career at Breakpoint for the unique opportunity to learn alongside appraisal experts and to work in a collaborative, team-oriented environment. Susannah has a strong sense of curiosity driving her desire to continually learn new skills, take on new challenges, build strong relationships with clients, and ultimately contribute to the success of the company.
Based in Boston, Susannah focuses on CBD and suburban office, industrial, and retail property types, primarily in the East Coast, Mid-Atlantic, and Southeast markets. Susannah routinely tackles complex appraisal assignments for Breakpoint clients and excels at researching and confirming market intelligence. She has an undeniable knack for synthesizing disparate data into a cohesive report.
Susannah resides in Boston with her husband, two children, and family pup, River. Outside of work, she and her family enjoy all things New England including trips to the beach, skiing, exploring the city, and watching countless hours of youth hockey.

Phoebe Cox
After spending her early career working in hospitality and eager to tackle new opportunities and challenges, Phoebe joined Breakpoint Advisors as the Director of Operations where she provides high quality service to our clients. By applying those skills acquired as an aspiring sommelier, she provides a meticulously personalized experience for both clients and her colleagues. Phoebe holds a BA from Hampshire College in Amherst, Massachusetts, where she focused on political philosophy, history, and urban studies.
In her free time, Phoebe enjoys spending time with her family. She and her husband welcomed their first daughter in fall of 2022. Together, they can be found seeking new walking routes around the neighborhood, dreaming of their next international vacation, or trying out a new restaurant.

Ali Curry
Ali Curry specializes in providing comprehensive and unbiased valuations for her clients. Known for her responsiveness and timely delivery, Ali excels in conducting in-depth due diligence and navigating complex valuation scenarios.
Based in Chicago, Ali focuses on all major asset classes in the Midwest, Mid-Atlantic, and Northeast markets. A Practicing Affiliate of the Appraisal Institute, Ali is licensed in multiple states and is proficient in ARGUS Enterprise. She has been in the valuation industry for over a decade appraising a variety of diverse and complex assets ranging from ground up, mixed-use urban developments to CBD trophy office towers.
Aside from her appraisal career, Ali is a devoted mother of three. When she is not chasing kids to ballfields with her husband or getting lost in a good book, she can be found traveling and enjoying various outdoor adventures with the real boss of the house, their family dog, Mac.

Ron Kennedy
Ron draws upon his varied background and education in real estate and beyond to apply his unique skill set in the development and communication of credible and accurate real estate valuations. His clients appreciate and acknowledge his valuations to be both thoughtful and reliable.
Ron focuses on all major property types located in the West and Southwest and serves primarily institutional clients for purposes that include financial reporting for pension fund requirements, asset management, and acquisition due diligence.
With 29 years of experience in the commercial real estate industry, including 21 years as an appraiser, Ron has worked extensively in the major asset classes of industrial, office, retail, and multifamily. He has also completed appraisals of such diverse properties as vacant land, life sciences facilities, medical buildings, self-storage facilities, and restaurants.
Prior to his work as an appraiser, Ron was an Acquisitions Executive at ORIX Real Estate Equities, Inc., where he was responsible for the valuation of office, industrial, and retail properties and portfolios ranging in size from $20 million to $500 million.
Before joining ORIX, he completed acquisitions of more than 70 commercial office properties encompassing more than 5.0 million square feet for Boxer Property in Houston, Texas.
In his spare time, Ron enjoys studying the history, culture, and politics of the Middle East, particularly Iran. He is also a lover of cats and enjoys walks with his wife and solo drives in his truck exploring his recently adopted state of Idaho.

Rob McNeil
Rob takes a pragmatic approach to each appraisal. Having dealt with large-budget productions within his television career, he has a firm understanding that every investment decision comes with its own particular nuances. Therefore, he takes great care to deliver thorough and accurate valuations.
Serving West Coast and Southwest markets, Rob focuses primarily on the appraisal of multifamily and industrial assets for institutional clients.
Rob attended Baylor University where he received a bachelor’s degree in Film and Digital Media and a minor in Creative Writing. After graduation, he spent five years working in post-production for a television series, during which time he oversaw the projects’ finances and acted as coordinator between departments. Rob segued to commercial real estate appraisal where he now applies his writing and analytical skills and fosters his strong attention to detail and dedication to high-quality results.
In his personal life, Rob enjoys sharing his passions of film, Minnesota sports, board games, and off-kilter music with his wife, son, and dog. Rob can often be found with his family at the San Diego Zoo, Petco Park, or the Coronado Dog Beach.

Andrew Meschewski, MAI
Andrew’s interest in commercial real estate was fostered at the University of Wisconsin-Madison where he received his Bachelor of Business Administration degree with majors in Real Estate and Urban Land Economics as well as Risk Management and Insurance.
With his proficiency in ARGUS Enterprise and knowledge of the ever-changing commercial real estate environment, Andrew ensures that each valuation and consulting assignment delivers thorough, cohesive analyses that meet client expectations and deadlines.
As the Los Angeles office lead, Andrew focuses on all major asset classes in the Western United States.
He has spent the last several years serving primarily institutional clients for purposes that include financial reporting for pension fund requirements, asset management, and acquisition due diligence, having completed assignments in over 20 states. Andrew also has depth of experience training colleagues in the appraisal process and enjoys the mentorship role.
In his free time, Andrew enjoys cooking, snorkeling, body surfing, skiing, and snowboarding. He particularly enjoys traveling and hopes to one day see every country. An avid fan of eclectic music, Andrew often attends concerts and continues to buy CDs, keeping his fingers crossed that one day they will be as cool as vinyl.

Joel Rofkahr
Committed to accuracy and a fan of digging for details, Joel finds intellectual satisfaction in the problem-solving aspects of commercial real estate appraisal, constantly learning and adapting as he encounters new situations and property types. Each assignment presents its own unique challenges and idiosyncrasies, and clients appreciate Joel for his professionalism, pragmatism, and thoroughness.
Based in the Midwest, Joel covers multiple property types across several geographic markets, primarily focused on the appraisal of multifamily and industrial assets for institutional clients.
Joel attended Wheaton College in Illinois, where he received his bachelor’s degree in Communication & Media Studies. He launched his real estate career as an Associate Agent at Redfin in Chicago, where he worked as a residential broker for several years before making the jump to commercial appraisal.
Joel spent his first year in valuations as an Associate with NPV Advisors, where he gained broad exposure to the four main property types and developed his skills in research, analysis, and ARGUS Enterprise modeling.
Joel is a voracious consumer of information, whether through books, podcasts, or various forms of print media, with interests spanning from real estate to technology, politics, and current events.
Outside of his career, Joel enjoys spending time with his wife, Britni, and their two daughters, Remi and Chloe. Together, they enjoy traveling, hiking, attending festivals and shows, and participating in local charity events. Joel’s personal hobbies include playing billiards, mastering the ancient game of “Go,” and mountain biking.
